For agencies that need every feature and have the budget to match, Arthur covers most bases.
The Arthur platform also has a well-developed API, which matters for agencies with custom workflows or existing software they need to connect. Their mobile apps for tenants and contractors are competent, and the product has clearly benefited from a decade of customer feedback.
The per-unit pricing model is the biggest drawback. Arthur's costs scale sharply as your portfolio grows — a 100-property agency can easily pay £300–£500/month, which is significantly higher than flat-fee alternatives. There are also per-user charges on higher plans, which compounds the cost for larger teams.
The interface shows its age. Navigation is complex, onboarding new staff takes training, and features are buried behind multiple menu layers. Multiple reviews on G2 and Trustpilot mention that setup takes weeks and often requires professional onboarding. Customer support response times have also deteriorated as the platform has grown.
Large agencies (150+ units) with dedicated admin staff, budget for per-unit fees, and a need for deep integrations or bespoke reporting. Overkill for independent agencies managing under 100 properties.
Fixflo is best-in-class specifically for maintenance management. The tenant-facing repair reporting interface is genuinely excellent — tenants can log issues with photos and descriptions via a guided flow, which dramatically reduces miscommunication between tenant, agent, and contractor. The contractor-side workflow is well-designed too, with job assignment, status updates, and completion sign-off all handled in-app.
Fixflo also handles planned maintenance scheduling, compliance certificate tracking (as part of its repairs workflow), and has a decent API for integration. Several large letting agencies use Fixflo as a specialist maintenance layer alongside a separate financial management system.
Fixflo is not a full property management platform. It doesn't do rent collection, remittance statements, client accounting, tenancy management, or financial reporting. You'd need a separate tool for the rest of your workflow — which means two monthly fees, two logins, and integration overhead.
Pricing is quote-only and non-transparent, which usually means it's expensive. Multiple agency owners report pricing of £500–£1,000+/year for a mid-sized portfolio.
Agencies whose primary pain point is maintenance management and who already have another system handling financials, compliance, and reporting. Not a standalone solution.
Landlord Vision is popular with portfolio landlords managing their own properties. At £9.99/month for up to 3 properties, it's genuinely affordable, and it handles basic income/expense tracking, tenancy records, document storage, and simple financial reporting well. The mortgage tracking and tax reporting features are genuinely useful for individual landlords approaching self-assessment.
It's built for landlords, not letting agents. The distinction matters enormously. A letting agency manages multiple clients' properties — each landlord is a client whose money must be kept separate, who needs their own statements, and who expects a portal showing their portfolio. Landlord Vision has no multi-client workflow, no client accounting separation, no team features, and no landlord-facing portal. It also has no automated rent chasing, no contractor management, and no compliance certificate tracking.
For a letting agency managing even 5 clients, Landlord Vision hits its ceiling almost immediately.

Rentalize is an Irish-market property management platform that covers the core letting agency workflow: tenancy management, rent collection, landlord statements, compliance tracking, and a landlord portal. It has a clean modern interface and includes a daily compliance scan that flags certificate issues every morning — a genuinely useful feature for agencies with large portfolios.
The platform targets Irish and UK letting agencies and includes tools for HAP (Housing Assistance Payment), RTB registration, and standard compliance certificates. Their Growth and Professional plans include Xero integration for accounting, and the tenant and landlord portals are reasonably well-designed.
The pricing model is the most significant limitation. Rentalize charges in EUR only, which creates currency risk for UK agencies operating in GBP — particularly those in Northern Ireland, where all client money and landlord remittances are in sterling. The entry plan starts at €199/month for 25 properties and 3 staff accounts; additional staff cost €35/month each, and extra properties cost €5–€7/month per unit. This means a 50-property agency with 5 staff pays around €340–€380/month — substantially more than UK flat-fee alternatives.
Portal listings are a clear gap for UK and Northern Ireland agencies: Rentalize does not list PropertyPal, PropertyNews, or other NI-specific portals, and Rightmove, Zoopla, and Daft.ie are also absent from their integration list. Agencies who need to advertise on these portals must manage listings manually outside the platform.
The free trial is demo-only rather than self-serve, which adds friction for agencies who want to evaluate the product at their own pace.
Republic of Ireland letting agencies comfortable with EUR billing, particularly those managing social housing (HAP) or needing RTB compliance built in. Less well-suited to UK or Northern Ireland agencies needing GBP pricing, PropertyPal integration, or self-serve onboarding.

Propflow is a newer platform than Arthur Online, which means a smaller user community and fewer third-party integrations at launch. Agencies with very specific Xero or Sage integration requirements may need to check compatibility. The platform also doesn't yet support CHAPS or bulk BACS payments natively — agencies handling large rent rolls via client accounts may need a bridging solution.

Arthur Online is worth evaluating despite its cost and complexity — the breadth of integrations and reporting may justify the overhead for large teams.
Fixflo as a specialist layer (alongside a financial management tool) is the best maintenance workflow available. Be prepared for the cost and integration overhead.
Rentalize is worth considering if you're based in the Republic and comfortable with EUR billing. Not recommended for UK or Northern Ireland agencies — the EUR-only pricing, lack of GBP support, and missing NI portal integrations make it a poor fit.
